Miami’s glamorous Sunny Isles Beach is once again in the spotlight, with ambitious new projects along its first line (beachfront) that are redefining luxury living by the sea:
Bentley Residences: Developed by Dezer Development, the 63-story Bentley Residences (18401 Collins Ave) has just secured a $630 million construction loan. This will be the world’s first Bentley-branded residential tower, offering 216 ultra-luxury oceanfront homes, many with private terraces or pools, a car elevator system (“Dezervator”), a whiskey bar, cigar lounge, and wellness spa.
Record-Breaking Skyscraper at Miami Beach Club Site: A joint venture between the Related Group, Dezer Development, and BH Group has acquired the historic 1.92-acre Miami Beach Club at 19051 Collins Ave. FAA permits were recently approved for a tower reaching 820 feet, which would make it the tallest oceanfront residential building in the U.S. The proposal calls for about 150 luxury units.
St. Regis Residences, Sunny Isles: Another high-profile branded project in pre-construction, located at 18801 Collins Ave. According to market sources, it promises elegant, resort-style beachfront living.
Historic Hotel Redevelopment: The Newport Beachside Hotel & Resort (16701 Collins Ave) is undergoing a $42 million renovation and rebrand. When it reopens as “The Sunny,” it will feature a refreshed beach club, several food & beverage outlets, and enhanced public access to the pier.
These projects highlight a surge in luxury, branded residential developments that combine world-class architecture, high-end amenities, and seaside living. For investors, homeowners, and design lovers, Sunny Isles Beach is once again becoming a top-tier destination — not just for its pristine coast, but for its vision of elevated oceanfront lifestyle.
